building has spent two years in development and delivers 1Q26.<\/p>\n<p><strong>LEASED 4Q25 (Landlord Representation): <\/strong>Retail Lease @ 3912 East Wendover Avenue, Greensboro (Guilford County)<\/p>\n<p>In November 2025, Bryant Properties leased this 2,200 SF end cap unit for a gym use.\u00a0 Sean Dowell represented the landlord while Taz Ameen of eXp Realty represented the tenant.<\/p>\n<p><strong>LEASED 3Q25 (Landlord Representation): <\/strong>Retail Lease @ 3915 Burlington Road, Greensboro (Guilford County)<\/p>\n<p>In September 2025, DCR renewed Glass City for an additional three year lease term.\u00a0 DCR originally brought this tenant into this multi-tenant retail center in 2019.<\/p>\n<p><strong>LEASED 3Q25 (Landlord Representation): <\/strong>Office Lease @ 717 Green Valley Road, Greensboro (Guilford County)<\/p>\n<p>In July 2025, Regus committed to multi year extension of approx. 12,000 SF.\u00a0 Deal value of $2.2 million dollars.\u00a0 \u00a0JLL and DCR are landlord representation for this assignment.<\/p>\n<p><strong>LEASED 2Q25 (Landlord Representation): <\/strong>Retail Lease @ 1702 Fairview Street, Greensboro (Guilford County)<\/p>\n<p>In June 2025, DCR leased 4,500 SF to a local event \/ retail concept at Printworks Mill.\u00a0 In July, this user expanded into the adjacent 4,500 SF as well.<\/p>\n<p><strong>LEASED 1Q25 (Landlord Representation): <\/strong>Industrial Lease @ 336 Minneola Street, Gibsonville, NC (Guilford County)<\/p>\n<p>In March 2025, DCR completed a 9,500 SF lease to Zink.\u00a0 Sean Dowell represented the Retail Lease Renewal @ 4101 Burlington Road, Greensboro (Guilford County)<\/p>\n<p>Pronto Health PLLC, a medical care provider renewed their 1,400 SF lease by February 2025.<\/p>\n<p><strong>SOLD 4Q24 (Buyer Representation): <\/strong>Historic \/ Industrial Sale of @ 138 Eugene Street, Gibsonville\u00a0 (Guilford County)<\/p>\n<p>Sean Dowell represented the town of Gibsonville in the purchase of <a href=\"https:\/\/gmhsi.org\/wp-content\/uploads\/2014\/12\/V8.N1-GMHSI-Newsletter-Summer-2017.pdf\" target=\"_blank\" rel=\"noopener\">Hiawatha Mill<\/a>, a deferred maintenance 78K historic asset.\u00a0 This is one of Gibsonville&#8217;s original late 1800&#8217;s mills (built by prior Mayor Berry Davidson), included a stand alone, leased 3K SF industrial property, and is on a 4.6 acre site adjacent downtown.\u00a0 Preliminary plans are for a future downtown public parking lot with building usage subject to future town goals and needs.\u00a0 Rick Gunn of KW Commercial represented the seller.<\/p>\n<p><strong>LEASED 4Q24 (Tenant Representation): <\/strong>Retail Lease @ 1701 Westchester Drive, High Point, NC (Guilford County)<\/p>\n<p>DCR originally sourced this 2,167 SF retail location for the DMV in 2015.\u00a0 In Nov 2024, DCR represented this user for a lease renewal at this same location.\u00a0 In August 2025, this client exercised a multi-year renewal after an initial one year term.\u00a0 DCR has represented this franchisee for a decade via an(other) established long term relationship of Sean Dowell.\u00a0 Mark Lindsay of Lindsay Commercial represented the landlord.<\/p>\n<p><strong>LEASED 4Q24 (Landlord Representation):<\/strong> Retail Lease @ <a Sean Dowell represented a local landlord while Colliers represented national tenant Jackson Hewitt Tax Services.<\/p>\n<p><strong>LEASED 4Q24 (Tenant Representation)<\/strong>: Industrial Lease @ 2504 East Market St, Greensboro (Guilford County)<\/p>\n<p>In October 2024, DCR represented Forth Zodiak to lease 46,225 SF.\u00a0 This is replacement space after deferred maintenance on a legacy location required a move.\u00a0 Deal work valued at approx. $1,015,000.\u00a0 Sean Dowell represented the tenant while NAI Piedmont Triad represented the landlord.<\/p>\n<p><strong>CCIM CERTIFICATION 1Q24 &#8211; 3Q24<\/strong><\/p>\n<p>Avoiding election year politics and a difficult lending market, Sean Dowell pursues a long delayed <span class=\"kY2IgmnCmOGjharHErah\">Certified Commercial Investment Member<\/span> (CCIM) certification in 2024.\u00a0 Attempting multiple years of classes from February to September, available time for deals is limited&#8230; though primary clients are still actively serviced by DCR.\u00a0 After nineteen years in commercial real estate, an already stacked resume, and a successful final exam in Houston, TX, Mr. Dowell achieves those desired &#8220;letters behind his name&#8221;.<\/p>\n<p><strong>LEASED 2Q24 (Landlord Representation):<\/strong> Retail Lease @ 3512 East Wendover Avenue, Greensboro, NC (Guilford County)<\/p>\n<p>Long time tenant Nationwide terminates their lease in 1Q24 due to the principals&#8217; retirement.\u00a0 DCR releases this 1,100 SF space by June 2024 to a medical office user Bellamy Family Healthcare.<\/p>\n<p><strong>LEASE RENEWAL 1Q24 (Landlord Representation):<\/strong> Industrial Lease @ 218 East Main Street, Haw River, NC (Alamance County)<\/p>\n<p>In March 2024, DCR renewal of a 44,321 SF industrial tenant for a multi year term.\u00a0 Sean Dowell represented the property owner HRR Building LLC while Mohr Properties represented this tenant.<\/p>\n<p><strong>SOLD 3Q23 (Seller Representation):<\/strong> Industrial \/ Retail Building Sale @ 1302 West Market Center Drive, High Point (Guilford County)<\/p>\n<p>This 1,162 SF prior gas station, 1,500 SF warehouse building, and .45 acre vacant lot sold for $200K in 3Q23.\u200b<\/p>\n<p><strong>SOLD 3Q23 (Seller Representation):<\/strong> Retail Sale @\u00a0<a href=\"https:\/\/www.dowellcommercial.com\/wp-content\/uploads\/2022\/01\/2405-North-Church-Street-Burlington-Property-Flyer-V3.pdf\" target=\"_blank\" rel=\"noopener\">2405 North Church Street, Burlington <\/a>(Alamance County)\u00a0 <strong><br \/>\n<\/strong><\/p>\n<p><span dir=\"ltr\">In August 2023, DCR sold this <\/span><span dir=\"ltr\">2,135 SF prior restaurant for $450,000.\u00a0 For this listing, Dowell Commercial worked in partnership with Brady Commercial.\u00a0 The owner \/ user purchaser was represented by Maggie Moreno of ReMax Diamond Realty West.<\/span><\/p>\n<p><strong>LEASED 3Q23 (Landlord Representation):<\/strong> Industrial Lease @ 106 East Railroad Avenue, Gibsonville (Guilford County)<\/p>\n<p>In August 2023, DCR completed another lease extension with Carolina Biological at Gibsonville Square in 33K SF of space.<\/p>\n<p><strong>SOLD 3Q23 (Seller Representation): <\/strong><a href=\"https:\/\/www.dowellcommercial.com\/wp-content\/uploads\/2021\/04\/Allen-Flyer-V3.pdf\" target=\"_blank\" rel=\"noopener\">Flemingfield Road @ Highway 70, Greensboro<\/a> (Guilford County) <strong><br \/>\n<\/strong><\/p>\n<p>This 8.46 acre mixed residential land opportunity sold to a townhome developer.\u00a0 It was the third and final demised section of a 60 acre property DCR has listed.\u00a0 Contracted pre-covid and with time for entitlement, this $348K transaction closed in July 2023. Dowell Commercial Realty was the only broker involved in this transaction.<\/p>\n<p><strong>LEASED 1Q23 (Landlord Representation):<\/strong> Industrial Lease @ 106 East Railroad Avenue, Gibsonville (Guilford County)<\/p>\n<p>In Feb 2023, DCR completed a lease extension with 33K SF Carolina Biological at Gibsonville Square in Minneola Mill.<\/p>\n<p><strong>LEASED 1Q23 (Landlord Representation):<\/strong> Retail Lease @ 4101 Burlington Road, Greensboro (Guilford County)<\/p>\n<p>In Feb 2023, DCR leased 1,400 SF of retail space to Pronto Health PLLC, a medical care provider.<\/p>\n<p><strong>SOLD 1Q23 (Buyer Representation)<\/strong>: Land Sale @ Solstice Drive, Statesville (Iredell County)<\/p>\n<p>In August 2021, the North Carolina Housing Finance Agency (NCHFA) awarded financing for 84 units of new construction adjacent to Third Wave Housing&#8217;s Retreat at Statesville.\u00a0 This new development will be called the Flats at Statesville.\u00a0Sean Dowell represented <a href=\"http:\/\/www.thirdwavehousing.com\/\" target=\"_blank\" rel=\"noopener noreferrer\">Third Wave Housing<\/a> as purchaser on this 5.27 acre vacant land purchase.\u00a0 This $675,000 transaction closed in February 2023.<\/p>\n<p><strong>SOLD 1Q23 (Seller Representation): <\/strong>Industrial (re)Development @ 200 North 13th Street, Erwin (Harnett County) \u00a0<strong><br \/>\n<\/strong><\/p>\n<p><span dir=\"ltr\">Turn of the century -1980\u2019s mixed use campus of approx. 1,075,000 SF on 56 acres.\u00a0 In 2016, DCR received this listing after the site sat on the market for numerous years under another professional CRE firm.\u00a0 In 2017, Sean Dowell did a call for offers which resulted in 5+ unacceptable offers. The Erwin mill property had a non-performing test well and generated only cash buyers.\u00a0 The market had spoken.\u00a0 To overcome this issue, ownership embarked on a five year effort for brownsfields with a cost of approx. $4 million dollar.\u00a0 In the meanwhile, the p<\/span><span dir=\"ltr\">roperty carried itself with income <\/span><span dir=\"ltr\">from 30+ tenants<\/span><span dir=\"ltr\"> in its leasable 468K SF. \u00a0 This is while 56% and <\/span><span dir=\"ltr\">606K SF of this campus sat vacant due to mixed condition issues.\u00a0 Being proactive in aligning a future redevelopment, DCR both a) leased up this property to full capacity, improving tenant quality where possible, and b) entitled it with the State Historic Preservation Office by getting this property on the NC Study List.\u00a0 In 3Q22, <a href=\"https:\/\/www.dowellcommercial.com\/wp-content\/uploads\/2022\/06\/Erwin-Call-for-Offers-Flyer-2Q22.pdf\" target=\"_blank\" rel=\"noopener\">DCR performed a second call for offers<\/a> highlighting a pending 4Q22 brownsfield approval and an excessive amount of property details in an extensive due diligence package.\u00a0 With relevant question answered, this generated numerous acceptable buyer parties and offers.\u00a0 In February 2023, <a href=\"https:\/\/www.dowellcommercial.com\/wp-content\/uploads\/2023\/02\/Erwin-Sale-in-the-Fayetteville-Business-Journal-Feb-2023.pdf\" target=\"_blank\" rel=\"noopener\">this property sold for $9,500,000<\/a>.\u00a0 <\/span><\/p>\n<p><strong>LEASED 1Q23 (Landlord Representation):<\/strong> Retail Lease @ <a href=\"https:\/\/www.dowellcommercial.com\/wp-content\/uploads\/2022\/01\/2405-North-Church-Street-Burlington-Property-Flyer-V3.pdf\" target=\"_blank\" rel=\"noopener\">2405 North Church Street in Burlington<\/a> (Alamance County)<\/p>\n<p>DCR leased 2,135 SF on a short term basis to a local user.\u00a0 This was to a) generate cash flow to cover TICAM costs and b) to make sure a vacant building maintained its life.\u00a0 While not a profit center, this is proof DCR &#8220;acts like an owner&#8221; when working on a listing assignment.\u00a0 In the meanwhile DCR continues to market this property for sale, which is the larger goal of ownership.<\/p>\n<p><strong>LEASED 1Q23 (Landlord Representation):<\/strong> Retail Lease @ <a href=\"https:\/\/www.dowellcommercial.com\/wp-content\/uploads\/2022\/09\/3512-East-Wendover-Avenue-Flyer-3Q22.pdf\" target=\"_blank\" rel=\"noopener\">3512 East Wendover Avenue, Suite C<\/a> in Greensboro (Guilford County)<\/p>\n<p>DCR leased 1,200 SF lease to a tv and appliance repair store.\u00a0 This small strip center is now fully leased.\u00a0 Over the last few years, DCR located and leased half of this center to current users.<\/p>\n<p><strong>SOLD 1Q23 (Seller Representation): <\/strong>Land Sale @ <a href=\"http:\/\/www.dowellcommercial.com\/wp-content\/uploads\/2019\/07\/Printworks-Excess-Land-Flyer-V3.pdf\" target=\"_blank\" rel=\"noopener\">Yanceyville Street, Greensboro<\/a> (Guilford County) <strong><br \/>\n<\/strong><\/p>\n<p>Representing <a href=\"https:\/\/alexandercompany.com\/\" target=\"_blank\" rel=\"noopener\">The Alexander Company<\/a>, DCR sold a 2.96 acre site in the heart of Greensboro&#8217;s Mill District.\u00a0 While land sales are naturally detailed affairs, this infill site sale had further complications of a greenway easement and a brownsfield agreement.\u00a0 Ultimately all were satisfied and this property sold at the start of January 2023.\u00a0 The purchaser was represented by NAI Piedmont Trad.<\/p>\n<p><strong>SOLD 4Q22 (Buyer Representation)<\/strong>: Land Sale @ 1791 Outlet Drive, Selma (Johnston County)<\/p>\n<p>In September 2021, the North Carolina Housing Finance Agency (NCHFA) awarded financing for 84 units of new construction for the Retreat at Selma.\u00a0 This transaction sold for $738,000 in 4Q22.\u00a0 Sean Dowell represented <a href=\"http:\/\/www.thirdwavehousing.com\/\" target=\"_blank\" rel=\"noopener noreferrer\">Third Wave Housing<\/a> as purchaser on this 8.078 acre vacant land purchase.\u00a0 Todd Ewen of <a href=\"https:\/\/l3commercial.com\/\" target=\"_blank\" rel=\"noopener\">L3 Commerical<\/a> and Marlane Klintworth of MVK Commercial represented the seller.<\/p>\n<p><strong>LEASED 4Q22 (Landlord Representation):<\/strong> Industrial Lease @ 200 North 13th Street, Erwin (Harnett County)<\/p>\n<p>Dowell Commercial Realty completed a 103K SF lease renewal with Professional Builders Supply in December 2022.<\/p>\n<p><strong>LEASED 4Q22 (Landlord Representation):<\/strong> Industrial Lease @ 106 East Railroad Avenue, Gibsonville (Guilford County)<\/p>\n<p>DCR completed a 42K SF lease renewal with The Hardwood Store at the Gibsonville Square mixed use development.<\/p>\n<p><strong>LEASE RENEWAL 4Q22 (Tenant Representation):<\/strong> Industrial Lease @ 130 Eugene Street, Gibsonville (Guilford County)<\/p>\n<p>Sean Dowell represented Fourth Zodiac Inc on a lease renewal of 36,791 SF.<\/p>\n<p><strong>SOLD 3Q22 (Buyer Representation): <\/strong>Land Sale @ 100 &#8211;
